- Instructions were received from Willows Sports Centre to provide Lease Renewal advice. After reviewing the lease, it was apparent that the Tenant had no renewal rights being excluded from ’The Act’.
- The Landlord suggested a 20% increase in rent and amending the lease clauses, making them more onerous for the Tenant.
- After extensive negotiations, we managed to agree nil increase in rent along with 1 month rent free and also to retain the existing lease clauses. This is despite the negotiating position being weak.
- Via our sister consultancy Dilapsolutions, we also provided Dilapidations Advice along with a new Schedule of Condition to be annexed to the new lease.
